Headnote:(A) Eviction—Sale-deed of accommodation—Right of tenant—Property in question sold to respondent No. 2, by Income Tax Department as landlord failed to pay Income Tax due—Original owner not questioned the said sale-deed—Held, tenant could not question the sale proceedings.

       (B) U.P. Urban Buildings (Regulation of Letting, Rent and Eviction) Act, 1972—Section 20(4)—Benefit thereunder—Claimed by tenant—A tenant who denies the title of the landlord, not entitled to the benefit of Section 20(4) of the Act.

       (C) Rent—Enhancement of—Power of writ Court—While granting relief against eviction to the tenant in respect of building covered by Rent Control Act, writ Court empowered to enhance the rent to a reasonable extent.
