| 2. no undue delay due to appellate pendency. (Para 4) |

2. The present petition has been filed seeking expeditious disposal of RCP No. 100 of 2020 pending before the Rent Control Court, Kozhikode.
3. It appears that the proceedings in the said RCP were delayed on account of pendency of RCA No. 61 of 2025 before the Rent Control Appellate Authority, which was filed seeking amendment of the schedule to the petition. The said appeal came to be disposed of on 7th February 2026, and thereafter the matter was taken up by the Rent Control Court on 24th March 2026.
4. In view of the aforesaid facts and circumstances, it cannot be said that there has been any undue delay in the proceedings of the RCP.
5. However, in the event the RCP is otherwise ready for hearing, we request the Rent Control Court, Kozhikode, to expedite the trial and dispose of the same as expeditiously as possible, without granting unnecessary adjournments to either of the parties, except where such adjournment is unavoidable. The petitioner shall be at liberty to bring this order to the notice of the Rent Control Court and seek expeditious disposal of the RCP.
