1. The instant petition has been preferred by the petitioner under Section 483 of Bharatiya Nagarik Suraksha Sanhita, 2023 (for short “BNSS”) for grant of regular bail in case arising out of FIR No.175 dated 19.08.2024 registered under Sections 420, 120B, 465, 467, 468 and 471 of IPC at Police Station City Jagraon, District Ludhiana Rural.

2. The aforementioned FIR was registered on the basis of a written complaint submitted by the complainant Varinder Singh, alleging that he alongwith his brother owned 08 acres of land in Village Bir Akhara, Tehsil Jagraon, District Ludhiana. He had come to know from reliable sources that the petitioner by conniving with the co-accused Binder Singh, Sukhwinder Singh, Kamaljit Singh, Parminder Singh and Amandeep Kaur as well as some unknown persons, had prepared a written agreement to sell dated 21.08.2023, for sale of the land owned
