1. Prayer The jurisdiction of this Court has been invoked under Section 482 BNSS, 2023 for grant of anticipatory bail to the petitioner in FIR No. 54, dated 07.05.2025, under Section 420 IPC, registered at Police Station Sector 9, Ambala City, District Ambala.

2. Prosecution story setup in the present case as per the version in the FIR as under:-

“Sir, complainant Rajinder Chopra son of Shri Ishwar Das Chopra and Kiran Chopra wife Rajinder Chopra, Resident of House No. 29, Durga Nagar, Ambala Cantonment had given a complaint number 31- M/NGR dated 27.03.2025 in the office of Superintendent of Police, Ambala, the subject of which is as follows: To, Sir Superintendent of Police, Ambala. Subject: Complaint against (1)- Yadvindar Kumar Mehra resident of House No. 846, Near Baba Balak Nath Temple, Kanwala, District Ambala Mobile No. 8295737304 (2)- Rupali wife of Yadvindar Kumar Mehra Mobile No. 8295737304 regarding cheating the applicant and extorting money from him and in the name of getting the plot registered, getting the money deposited in his wife's bank account, committing forgery with the applicant, abusing him, threatening to kill him. Complaint Letter: Sir, It is humbly submitted that 1. That we, Rajinder Chopra son of Shri Ishwar Das Chopra and Kiran Chopra wife of Rajinder Chopra, are permanent residents of House No. 29, Durga Nagar, Ambala Cantonment. 2. That we had taken a plot number 54 and 55 Phase-3, through a builder buyer agreement with M/s Green Circle Home, for which we had paid the price of the plots Rs. 25,00,100/- per plot to the company, after which the company had assured us that the registration of all the plots purchased in M/s Green Circle Home will be done by next year 2024. 3. That M/s Green Circle Home had appointed the above-mentioned accused number as its employee for its project in Ambala and had given him the responsibility to update the plots to the buyers of all the plots as per the company's guidelines and to get the registration done regarding the amount from 15 them. 4. That on 05-04-2024, the above-mentioned accused number 1 called me and my wife from his number on the Whatsapp app and informed us that the company has given me permission to get the plots purchased by you registered and you give me the registration money, which I am calculating on your Whatsapp, and the above-mentioned convict number 1 told us on our Whatsapp number that the total cost of registrations is Rs 1,66,656/- per registration. And said that I am sending you an account number, on which send the above amount, so that I can get your registration fixed by the company, and the above-mentioned convicts told us that you should go with me to the plots purchased by you and get me a photo taken with the location so that I can start the process of your registration, and get the property ID of the plot made. 5. That the above-mentioned convict number 1 went to the location of the plot along with us and sent the photographs to us and asked us to deposit the stamp duty money for the registry in the account sent by him and said that till the time I will get your property ID made, and we fell into the trap of the above accused and transferred the money for the stamp duty of the registry through RTGS through the bank, total Rs. 3,33,312/- in the account given by the above accused and we sent the screenshot of the same to the above accused No. 1. 6. That after which we repeatedly asked the above accused number 1 about the registry, but the above accused number 1 never gave us any information about the registry, after which we got tired and asked the developer's company M/s Green Circle Home through email that when our registry will take place and we hav
