The instant revision petition, preferred under Article 227 of the Constitution of India, assails order dated 16.09.2025 (Annexure P-14), passed by the Appellate Authority, Ludhiana, vide which the prayer for grant of stay was declined.

2. The facts, as emanating from the revision petition, are that a petition (Annexure P-1) under Section 24(1)(b) of the Punjab Rent Act, 1995 (for short, ‘the Rent Act’) was instituted by the respondent-landlord (Satish Chawla) against the present petitioner-tenant (Baldev Krishan) for eviction from Shop No.B-IV-2002-2003, consisting of lower ground floor and upper ground floor, situated at Chaura Bazaar, Ludhiana.

2.1 An application (Annexure P-2) under Section 38(7)(b) of the Rent Act was moved by the petitioner-tenant for grant of leave to contest the said petition, which was opposed by way of a reply (Annexure P-3).
