3. The appellant challenges the judgment and order dated 01.07.2025 in RCREV No.226/2018 titled “Sudershan Kumar vs. Harish Chand Garg“ passed by the High Court of Delhi at New Delhi.

4. We have heard learned counsel for the parties.

5. The appellant, through learned counsel, seeks time to hand over the vacant and peaceful possession of the demised premises to the respondent(s)/landlord(s) within a period of one year from today. Prayer accepted.

6. The appellant shall furnish an undertaking before this Court to vacate the premises on or before 30th November,2026. The undertaking, in the usual form, shall be filed by the appellant within three weeks from today, failing which the Registry shall Signatturea Nokt Veerifi edappropriate steps.

7. The appellant, through learned counsel present in Court, have/has been made aware of the consequences of breach of such undertaking(s), including initiation of contempt proceedings.

8. The arrears of rent due and payable, if any, shall be positively cleared within four weeks from today.

9 Needless to add, till such time the appellant(s) occupy/occupies the premises, he/they shall continue to pay occupational charges/mesne profits/damages at the same rate at which the rent was lastly agreed to be paid.

10. The impugned judgment and order dated 01.07.2025 in RCREV No.226/2018 titled “Sudershan Kumar vs. Harish Chand Garg“ passed by the High Court of Delhi at New Delhi shall stand set aside.

11. Accordingly, the present appeal is disposed of.

12. Pending application(s), if any, shall stand disposed of.
