A verbal agreement that lacks necessary governmental approval is void and unenforceable.
Headnote:The plaintiff claimed a refund of RM 30,000 with interest, resulting from a verbal agreement for a property purchase that was ultimately deemed null and void due to inexcusably failing to obtain necessary governmental approval. Hence, the court ruled that no valid contract existed, entitling the plaintiff to a refund. "The purported verbal agreement... is null and void".
