Prior registration of property as a house site permits subsequent registrations, notwithstanding new development restrictions, per the proviso in Section 22A of the Tamil Nadu Registration Act, 1908.
The court ruled that prior recognition of a property as a house site under the Tamil Nadu Registration Act permits subsequent registrations despite local authority approvals.
Property registration can proceed if previously designated as a house site despite new developments obstructing registration under Section 22A, Tamil Nadu Registration Act.
Prior unauthorized property status as house site cannot justify later registration refusal if earlier deeds consistently describe it as such.
If no change of land use is intended or sought, sale deeds must be registered without requiring conversion approval from planning authorities.
